Aluf Hamizronim Signs Long-Term Lease for Approximately 12,000 sqm at LOGIX Kfar Saba

Aluf Hamizronim has entered into a long-term lease agreement for approximately 12,000 sqm at the LOGIX Kfar Saba project, developed by Rani Zim Shopping Centers and Kardan Geva. The transaction includes approximately 3,000 sqm for a flagship retail store and an additional 9,000 sqm designated for logistics and storage facilities, under a lease term of approximately 20 years. Spanning approximately 95,000 sqm, the LOGIX Kfar Saba project combines retail, logistics, and data center facilities. Aluf Hamizronim was represented in the transaction by Adv. Alon Wolner, Adv. Sagi Gross, and Adv. Shani Goldraich of our firm.

Southern Israel, which has led in residential construction growth in recent years, also recorded the highest number of housing starts in industrial and logistics uses this year—likely for the first time. The End of Israeli Banks’ Interference in Housing Prices?

In August 2025, after receiving the recommendations of the Simhon Committee, the Bank of Israel published new guidelines for banking corporations. Banks providing financing for residential construction projects will now be prohibited from including stipulations in their financing agreements that relate to the price of an individual apartment.

Advising Azrieli Group on New Assisted Living Project Awarded in Government Tender

We are advising Azrieli Group on the development of a new assisted living project in the Sde-Dov neighborhood in northern Tel Aviv, following Azrieli’s win in a government tender for the establishment of a large-scale senior housing complex. The Sde-Dov area, located on the grounds of the former airport, is being developed into a new residential district planned to include approximately 16,000 housing units, a central park, and the preservation of historic elements.

Representing Meuhedet Health Services in Real Estate Transactions Totaling ILS Hundreds of Millions

Our firm represents Meuhedet Health Services, the third-largest HMO in Israel, in a wide range of real estate matters across the country, from negotiating and drafting lease agreements for clinics to advising on the acquisition of properties of significant value. Among other matters, we represented Meuhedet in the purchase of a commercial property in Bnei Brak for approximately ILS 40 million. We are currently advising on a transaction for the acquisition of commercial properties in Bnei Brak and Beit Shemesh valued at over ILS 100 million.

Representing Azrieli in the Acquisition of Control over Zemach Hammerman

Our firm is representing Azrieli in a strategic transaction to acquire control of Zemach Hammerman, with an estimated company valuation of approximately ILS 635 million, as part of a reverse triangular merger. Under the original offer, Azrieli aims to purchase about 67% of Zemach Hammerman’s shares for up to ILS 440 million, marking the group’s expansion into residential real estate development and construction in Israel. Our firm is supporting Azrieli throughout all stages of the transaction, including legal counsel on regulatory matters, transaction structuring, negotiations, and public company risk management.

Barnea: Representing Azrieli Group in ILS 855 Million Acquisition

Our firm represented Azrieli Group in its acquisition of a 67% controlling stake in Zemach Hammerman, a complex transaction valued at approximately ILS 855 million. The deal was executed through a reverse triangular merger. Azrieli Group was advised by Advs. Micky Barnea, Misha Gitterman, and Tal Freilich, with additional support from our Real Estate, Employment, and Capital Markets Departments.

Advising Azrieli Group on Construction of Spiral Tower in Tel Aviv

Our firm is advising Azrieli Group on the development of the Spiral Tower, a building currently under construction and located east of Menachem Begin Road, in Tel Aviv’s northern business district. The group has obtained a permit to build a mixed-use skyscraper of up to 91 stories (approximately 350 meters tall), including a seven-level underground parking facility with about 1,150 spaces. The project allows for the construction of 148,000 square meters of commercial, hotel, and residential space. At the tower’s base, a 13,000-square-meter shopping mall is planned as an extension of the existing Azrieli Center Mall.

Representing Azrieli in NIS 860 Million Agreement with SolarEdge

Our firm represented the Azrieli Group in an agreement with SolarEdge to build the solar energy company’s new campus, at an investment of approximately NIS 860 million. The future campus will be built by Azrieli on a 6.5 acre site in Glilot North, east of the coastal highway (Road 2), which was purchased from private owners. Advs. Terry Almozlino Arnon and Alon Wolner represented Azrieli in the transaction.
