Income-Generating Real Estate and Commercial Real Estate

The department has unique expertise in advising on the purchase, sale, and management of all types of income-generating real estate, including offices, malls and commercial centers, hotels, assisted-living facilities, logistics centers, and other special-purpose properties. It has represented clients in some of the largest and most significant real estate transactions in Israel and regularly advises leading real estate companies on complex lease agreements, engagements with strategic tenants, and diverse portfolio management.

 

The department’s legal support spans all stages of a real estate transaction, including due diligence, negotiations, contract signing and completion, and ongoing real estate management, including dealings with tenants and other users of the space.

Beyond transactional work, the department also provides ongoing legal counsel on real estate asset management, covering all routine legal matters related to holding and managing real estate assets.

 

Residential Real Estate

The department provides legal services to real estate developers throughout the entire project lifecycle, covering all types of residential real estate transactions, including combination transactions, joint ventures between developers, support for purchasing groups, lease agreements with tenants, parcellation and planning and construction procedures, complex rights registrations, and engagements with contractors, consultants, and suppliers. Legal services to clients begin from the purchase of land and continue through obtaining bank or non-bank financing, completing construction, securing occupancy permits (Form 4), and registering rights at the Land Registry.

 

Real Estate Financing and Bank Loans

The department has unique expertise in real estate financing, including bank and non-bank financing, project financing, refinancing, and complex credit arrangements. Legal services include negotiating with financing entities, drafting and implementing financing documents, handling collateral, and providing ongoing support until transaction completion.

 

Urban Renewal

The Urban Renewal department advises some of the largest and most significant pinui-binui (vacate and reconstruct) and NOP 38 projects in Israel. It represents public and private development companies, contractors, and apartment owners throughout all project stages, from engagements with rights owners, through planning, licensing, and financing, to construction completion and apartment delivery.

 

Planning and Construction

The department assists clients in complex planning and construction proceedings, including permits, rezoning, building rights, and planning statutory issues. It also represents clients in transactions and processes involving State authorities, including the purchase of real estate rights through tenders published by the Israel Land Authority. Our counsel covers bid submission, drafting the financing agreements, and completing all proceedings with the Israel Land Authority to acquire land rights.
